CÔTE-D'OR. Manuscript of 3 pp. in-12 with sketch. EB embossed letterhead. [Circa 1871]. Sale of the Clos-de-Vougeot estate. As a preliminary, the sale prices of the Chambertin estates (53,000 f. per hectare) and of Romanée Conti "the diamond of Burgundy" for 239,000 francs, resold a few days later with a 30,000 f. profit, are recalled. "With these preliminaries in mind, we ask 70,000 f. per hectare for Clos Vougeot, which covers 50 hectares and is enclosed by walls, for a price of 3,500,000 f. This price includes the buildings, cellars and all equipment. The wines in the cellar are of course excluded from this price. The purchaser will be obliged to take the 1872 harvest and pay the sellers one year's interest on the purchase price, starting on February 1, 1871, as the price of this harvest, plus operating costs for the year. This is followed by an entire calculation of the profitability of the acquisition, based on the sale of the 300 annual pieces, operating, cultivation and harvesting costs. "Let's assume the income is calculated on the basis of the ordinary sale of cask wine after one or two years of cellaring. If we are talking about speculation, which can be considered as commercial and which consists in keeping the wines for the bottle and selling them at the age of 7, 8 and 10 years and more, this is the big profit figure which cannot be appreciated at its true value, but which is irrefutable because it is certain [...] this source of big profits will never be appreciated as it should and will never be paid what it is worth to the owners, so the acquisition of the Clos will be an excellent deal for a big capitalist. The dwelling at Le Clos is a former convent with extensive cellars, all set amidst vineyards. These buildings are currently occupied by the steward and the coopers, and it would be very inexpensive to arrange 5 or 6 rooms to have a pied-à-terre during the grape harvest, with a garden".
